Guide to Selling your Home
The list below gives a brief outline as to what we will be doing at each stage of the process. Don't worry though; we will make it clear what you need to do every step of the way. - Stage 1: Sale Agreed

We will:
- Obtain your title deeds from your lender/you and order Land Registry Official Copies of the Register and Title Plan
- Send you the Seller's Property Information Form and Fixtures, Fittings and Contents Form , which form part of the contract package to be sent to the Buyer's Solicitors
- Draft and submit the contract papers to the Buyer's solicitors
- Answer any specific requests raised by the Buyer's solicitors from the contract documents or from the result of their local authority search
- Send you the Contract for you to consider and sign
- Agree a date with you and your Buyer's solicitors for exchange of contracts and completion
- Stage 2: Exchange of Contracts

At this stage matters becomes legally binding; up until this point both you and the Buyer can walk away from the transaction.
We will:
- Exchange contracts for you and fix a completion date
- If applicable, obtain a redemption figure from your Lender
- Consider and finalise the draft Transfer Deed prepared by your Buyer's solicitors and arrange for you to sign it
- Stage 3: Completion

We will:
- Receive the outstanding purchase money from the Buyer's solicitors
- Hand over the Transfer Deed and title deeds to the Buyer's solicitors
- If applicable, arrange for the redemption of any mortgage
- Pay your Estate Agents and forward the balance due to you (unless you have a related purchase)
